What actually goes into a flooring installation quote?

A quote is the sum of a few clear line items, not a single per-square-foot number. When we price a job in Port Coquitlam, we look at six main things: how much floor there is, what material goes down, the state of the subfloor underneath, whether there are stairs, whether old flooring has to come out, and whether furniture needs to be moved.

How does square footage affect the price?

Square footage is the single biggest driver. More area means more material and more labour hours, so the total climbs with size.

But bigger rooms are not always more expensive per square foot. Wide, open spaces are faster to install than a maze of small rooms, closets, and hallways, because every doorway and corner adds cuts and transitions. An open-plan main floor often costs less per square foot than the same area chopped into tight rooms.

Does the flooring material change the quote a lot?

Yes. Material is usually the second biggest line item, and the spread between options is wide.

How does subfloor condition change the cost?

The subfloor is the part nobody sees, and it is the most common reason a quote goes up after we look in person. A flat, dry, sound subfloor is ready for flooring. A subfloor that dips, squeaks, or holds moisture needs work first.

Common subfloor items that affect price:

• Levelling low spots so the finished floor does not flex or gap
• Fixing squeaks or loose boards
• Addressing moisture, which matters in older Lower Mainland homes and on concrete slabs
• Removing old adhesive or thinset before new flooring goes down

Why do stairs add so much to a quote?

Stairs are priced separately, usually per step, because they are slow, detailed work. Each tread and riser is measured, cut, and fitted by hand, and nosings have to be secure for safety.

Staircases with square spindles, curved landings, or ornate skirting take even longer. We have installed flooring up staircases with square spindles and around curved staircases, and that detailing is real labour. If your project includes stairs, expect a dedicated line item rather than a blended square-foot rate.

Does old-floor removal and disposal cost extra?

Usually, yes. Tearing out and hauling away the existing flooring is labour and dump fees, and the amount depends on what is coming up.

• Carpet and underlay lift out fairly quickly
• Glued-down vinyl or tile is slower and messier
• Multiple old layers or stubborn adhesive add time

If you plan to remove the old flooring yourself, tell us at the measure. It can trim the quote, as long as the subfloor is left clean and ready.

What about moving furniture?

Moving furniture is a line item too. An empty room is ready to go. A furnished home means we carefully move, protect, and reposition pieces, which adds time.
