Concrete Subfloor Moisture in Vancouver: Testing, Barriers, and Which Floors Survive It

Concrete slabs in Vancouver's wet coastal climate often carry more moisture than flooring can handle, so you test the slab before you install, not after. The two common tests are relative humidity (RH) probes set into the slab and the calcium chloride test for surface moisture; if the readings are too high you add a vapour barrier or a moisture mitigation coating, and you choose a tolerant floor like SPC vinyl plank rather than solid hardwood or laminate.

Why do Vancouver concrete slabs hold so much moisture?

Concrete is porous, so it draws and holds water from the ground beneath it and from the damp coastal air around it. In the Lower Mainland that means slabs on grade, basement floors, and many condo floors sit in a wetter environment than slabs in a dry climate, and they can stay damp for a long time. A new slab can also take weeks to months to dry enough for flooring, often roughly 30 days per 25 mm of thickness as a rule of thumb.

The risk is not the water you can see. It is the vapour that rises through a slab that looks and feels dry. That vapour is what cups hardwood, swells laminate cores, and breaks down flooring adhesive from below.

How do you test a concrete subfloor for moisture?

You test before installing, using a recognized method, because a slab that feels dry can still be too wet for flooring. The two common tests measure different things:

Many manufacturers set a maximum slab RH, frequently in the low-to-mid range on the RH scale, and a maximum surface emission rate for the calcium chloride test. The point is to read the slab, then match the floor and the barrier to the result rather than hoping.

What is a vapour barrier and when do you need one?

A vapour barrier is a moisture-resistant layer between the slab and the flooring that slows water vapour from reaching the floor. You need one whenever the slab is on or below grade, or whenever testing shows moisture near or above the flooring's limit.

There are two broad approaches:

  • A sheet vapour barrier or a vapour-blocking underlay laid under a floating floor. This is common under vinyl plank flooring and click systems.
  • A liquid moisture mitigation coating rolled onto the slab. This is a poured-on membrane used when readings are high, especially under glued-down floors, and it is priced per project because it depends on the slab condition and size.

A barrier manages normal vapour. It does not fix an active leak, standing water, or a drainage problem, and those have to be solved first.

Which floors tolerate a damp concrete slab, and which do not?

The single biggest decision is product choice, because some floors are made of materials that shrug off vapour and some are not.
